
Tesla has taken another step toward establishing a stronger foothold in India by leasing a new office space in Mumbai, signalling its growing interest in the country’s electric vehicle landscape. The latest office, located in Kurla West within the Lodha Industrial and Logistics Park developed by Macrotech Developers, is the company’s fourth in India.
This move underscores Tesla’s ongoing efforts to prepare for broader operations in the country, possibly paving the way for a future manufacturing base. The newly leased space spans 24,500 square feet, with a five-year lease agreement starting April 20. According to documents sourced through CRE Matrix, the lease carries a starting monthly rent of Rs. 37.53 lakh and the total rent over five years is projected to exceed Rs. 24 crore. The agreement also includes a one-month-and-ten-day rent-free period, with rent payments beginning June 1.
Additional terms of the lease include a 5% annual increase in rent and Common Area Maintenance (CAM) charges set at Rs. 10 per square foot, also subject to a 5% annual escalation.
Tesla’s India division, Tesla India Motor & Energy, has now opened offices in Pune, Bengaluru, and two locations in Mumbai — the latest in Kurla and another smaller space near the Bandra Kurla Complex (BKC), which also houses what is expected to be its first showroom in India. That BKC lease reportedly set a national benchmark in monthly lease rates at Rs. 881 per square foot.
The latest expansion follows a series of strategic steps taken by Tesla since early 2024, notably after Prime Minister Narendra Modi met Tesla CEO Elon Musk in the United States. This renewed engagement aligns with India’s revised EV policies aimed at attracting global players to establish local manufacturing and supply chains.
While Tesla has yet to confirm plans for a local production facility, these developments indicate that groundwork for a larger operational presence is steadily progressing.
